Investment Management

Fee-Only Financial Planning for High-Income Families and Commercial Real Estate Executives

We build portfolios around your goals and how much risk you can actually live with, then keep fees and taxes in view the whole way. Where it fits, we add private investments like real estate and private credit alongside public markets. Envision is fee-only, so no product pays us more than another.

We'll say the unglamorous thing first: nobody predicts markets reliably, and that includes us. What we can control is cost, tax treatment, which account holds what, and whether you stay invested through the stretches that make everyone want to hit the sell button. Two portfolios holding the same funds can land in very different places after tax. That gap is where most of the value in this job lives.

I spent years at a commission-based brokerage before founding Envision in 2018, and I left for a simple reason: I wanted to recommend things because they were right for the client, not because of what they paid. So the firm is fee-only. When we suggest a private real estate fund or a low-cost ETF, you can take it at face value. That's the whole point.

What This Covers

What Investment Management Includes

An allocation you can actually stick with

A risk questionnaire tells us a little. What you did in the last real downturn tells us a lot more. A portfolio you abandon in a bad year does worse than a calmer one you keep, so we start with some honesty about that, then build.

Low costs and smart tax placement

Fund expenses compound against you just like returns compound for you. And which account holds which asset changes your after-tax result without changing what you own. Both are controllable. We treat them that way.

Beyond the stock market, where it makes sense

Private real estate, private credit, and venture funds don't move in lockstep with public markets, which is the appeal. They also lock up capital and carry higher minimums. They're right for some clients and wrong for others, and we'll tell you which one you are.

Rebalancing and tax-loss harvesting

Positions drift, and drift quietly changes your risk without anyone deciding to. We rebalance back to target, and when a taxable account has losses, we put them to work against gains rather than leaving them on the table.

In Practice

How This Looks for the Clients We Serve

Commercial Real Estate Executives

You know a diversified portfolio is important, but how you diversify your portfolio is what matters most. Integrating investments such as private real estate, private credit, venture capital funds, and other cash-producing ventures are ways you can stabilize an all-stock portfolio for long-term growth and lower volatility.

High-Income Families

Diversification matters, but how you diversify matters most. We design portfolios that balance long-term growth and stability by incorporating opportunities like private real estate, private credit, and other cash-producing ventures that complement your public market holdings. We also use investments that can help lower your taxes over the long haul.

Frequently asked questions

Do you have an investment minimum?

Our minimum annual fee is $10,000, charged based on assets under management. If your assets don't reach the minimum on their own, we can work out other ways to meet it. We'd rather talk about fees on the first call than surprise you later.

What does fee-only actually change?

It removes one specific conflict. We're paid by clients only, never by a fund company or insurance carrier, so there's no version of our conversation where one product pays us more than another. It doesn't make us smarter. It does mean our advice isn't shaped by a commission, which is exactly why we set the firm up this way.

Are private investments right for me?

It depends on your liquidity, how steady your income is, and how you feel about owning something you can't sell on a Tuesday afternoon. Private funds can lower your correlation to the stock market and produce cash flow, but the gap between a good manager and a poor one is much wider than in public markets. For some clients they earn a place. For others they don't, and we'll say so.
